Sugar Land Neighborhoods We Serve

We’re a neighborhood-based Sugar Land house cleaning service. That means we group homes by area so your team isn’t racing across the metro; they’re cleaning homes close together and showing up when they say they will. Below are the Sugar Land master-planned communities where most of our cleaning routes already run.

Riverstone

A 3,700–4,000-acre master-planned community in southwest Sugar Land, developed by Johnson Development Corporation with Rocky Lai. Riverstone homes range from 2,000 to over 7,500 sq ft, which means clients here fall across our 2,001–3,000 sq ft, 3,001–4,000 sq ft, and custom-quote tiers. The Club at Riverstone (8,000 sq ft clubhouse) anchors the lifestyle. Sub-neighborhoods we regularly clean include The Island, The Enclave, Avalon at Riverstone, The Villas, Prestwick, and Alden Springs. Active route weekly.

Telfair

A 2,018-acre master-planned community in central Sugar Land, developed by Newland Communities (now Brookfield Residential) between 2006 and 2014. 2,884 single-family homes plus an upscale townhome segment, with home sizes from 1,900 to 5,000+ sq ft (average ~3,500 sq ft). Most Telfair clients fall into our 2,001–3,000 sq ft and 3,001–4,000 sq ft tiers. Telfair’s 70-acre lake system, white arched suspension bridges, and proximity to Constellation Field and UH Sugar Land define the lifestyle. Townhome sections like Lake Pointe and Welshwood are also on our routes.

Greatwood

A 2,050-acre established Sugar Land community on the southwest side, developed by Newland Communities between 1990 and 2007. 29 distinct subdivisions with homes ranging from 1,400 to 5,400+ sq ft (average ~3,209 sq ft). Most homes here are 1990s–early 2000s construction with mature landscaping — the kind of “established but well-kept” condition that benefits from our detail-focused launch deep clean. Anchored by the Greatwood Golf Club and bordering Brazos River Park.

New Territory

A 3,200-acre Sugar Land master-planned community on the northwest side, with 4,603 homes across 42 distinct neighborhoods and approximately 17,000 residents. Home sizes typically range from 2,000 to 4,500 sq ft, fitting our 2,001–3,000 and 3,001–4,000 sq ft tiers. The community’s 18,000 sq ft Club facility, 450+ acres of parks and lakes, and family-oriented programming define daily life here. Our team has multiple New Territory clients on biweekly schedules — short routes between homes mean tight, predictable arrival windows.

First Colony

The original Sugar Land master-planned community, developed by Sugarland Properties Inc. (a Hines / Shell Pension Fund joint venture) between 1976 and 1997. 9,700 acres, ~50,000–60,000 residents, and 98 distinct neighborhoods. Homes range from 1,800 to 6,900+ sq ft — meaning First Colony spans virtually every tier we offer, from compact 1980s starter homes to elite Sweetwater custom estates. Many homes here have decades of lived-in history, where our launch deep clean genuinely earns its name. Anchored by Sugar Land Town Square, First Colony Aquatic Center, and Oyster Creek Boathouse.

Sweetwater

Technically a high-end sub-section of First Colony, but distinct enough that locals treat it as its own neighborhood. Developed by Hines Interests in the 1980s–1990s as the custom-luxury tier of the First Colony plan. Homes are typically 3,500 to 7,000+ sq ft — most Sweetwater clients fall into our custom-quote range. Anchored by the Sweetwater Country Club and zoned to Clements High School.

Avalon

A 427-acre central Sugar Land waterfront community (with 70+ acres of lakes), developed by Monarch Development of Texas, Inc. between 1999 and 2005. About 800 homes across five subdivisions: Enclave at Waters of Avalon, Gardens of Avalon, Meadows of Avalon, Villages of Avalon, and Waters of Avalon. Homes range 2,200 to 6,500+ sq ft, with an average home price around $600k–$690k. Avalon’s lagoon-style pool and tennis amenities reflect the demographic — most Avalon clients fall into our 3,001–4,000 sq ft or custom-quote tiers.

Commonwealth

A long-established Sugar Land neighborhood near the heart of the city, with primarily two-story family homes typically 2,500 to 3,500 sq ft (with high-end outliers). Commonwealth, alongside Telfair and Avalon, forms the core of central Sugar Land’s residential elite — strong HOA oversight and high property maintenance standards.

Sugar Creek

One of Sugar Land’s oldest master-planned communities, anchored by the Sugar Creek Country Club and golf course. Homes here are frequently 3,500+ sq ft, often 1970s–1980s custom luxury construction with original high-end fixtures. Sugar Creek launch deep cleans frequently focus on restoring older surfaces — solid wood cabinetry, original tile, brass hardware — to like-new condition.

Sugar Mill

A mature Sugar Land neighborhood with homes built primarily in the 1970s–1980s, ranging from 1,900 to 3,600 sq ft (typically 4–5 bedrooms). Architectural styles include Southwest, Cape Cod, and Colonial. With a median home age over 40 years, Sugar Mill homes benefit from our detailed maintenance approach — we’ve cleaned plenty of late-70s grout in our time.

Sugar Land ZIP Codes Covered

We serve homes throughout these primary Sugar Land ZIP codes:

If your Sugar Land neighborhood isn’t named above, send us your address and we’ll confirm. Most likely we already clean a home near you.

Why We Stay Sugar Land Only

(And Don't Apologize For It)

Most cleaning companies in our area “also serve Katy, Pearland, Cypress, League City, and the rest of Houston.” We don’t. Here’s why:

If you live in Sugar Land, there’s a strong chance we already clean a home on your street, possibly two. That’s the kind of density that lets us actually deliver on “always guest-ready.”

Not Sure If You're In Our Sugar Land Service Area?

Send us your address or ZIP code and we’ll confirm in minutes whether your home is on one of our regular Sugar Land cleaning routes. We answer honestly, if your home is technically Sugar Land but on the far edge where our routes don’t run efficiently, we’ll tell you rather than overcommit.

No spam, no pressure; just a quick yes/no, and a flat-rate house cleaning quote if you’d like one.

We’ll text or email you back during business hours.

FAQ

Sugar Land Service Area Questions

Yes. Those are three of our most active Sugar Land neighborhoods. We have biweekly routes running through Riverstone (including The Island, The Enclave, and Avalon at Riverstone), Telfair, Greatwood, New Territory, and First Colony. Most of our clients live in one of these communities.

Our list isn’t exhaustive; those are just the master-planned communities where we run the heaviest routes. If you’re in any Sugar Land ZIP (77479, 77478, or 77498), there’s a strong chance we already clean a home near you. Send us your address and we’ll confirm.

We focus only on Sugar Land. We don’t take on homes in Katy, Pearland, most of Missouri City, or other Houston-area cities, even when asked. Spreading our routes thin would mean longer drive times, late arrivals, and worse cleans for our Sugar Land neighbors. We’d rather be the best in one city than mediocre across five.

Riverstone is unusual: parts of the community sit in Sugar Land’s ETJ and parts are technically inside Missouri City limits, with mailing addresses split between 77479 (Sugar Land) and 77459 (Missouri City). We treat Riverstone as one neighborhood and serve homes on both sides as long as they’re inside Riverstone’s master-planned boundary.

77479, 77478, and 77498: the three primary Sugar Land ZIPs. If you’re in one of these and we don’t currently run a route to your specific neighborhood, we can sometimes add a home if there are nearby clients on the same day.

Honestly, sometimes yes. We’d rather tell you “not a fit” than overcommit and show up rushed or late. If we have to add 25 minutes of drive time to fit your home in, the math doesn’t work, for us or for the Sugar Land clients already on that route.

Not on this brand. If we ever serve other cities in the future, it’ll be under a different name with a different team focused exclusively on that area, same model, just localized. For now, this team, this brand, this domain: 100% Sugar Land.
